Nikki Bell | President
As President of Property Insight, Nikki Bell follows a clear vision to refine and support the increasingly complex demands of the Title Industry’s evolving information needs. Nikki focuses on providing the most strategic direction for the FNF Companies and stresses the importance of teamwork, collaboration and close customer relationships as key to understanding the business
Nikki joined the FNF family of companies through the acquisition of American Pioneer Title Insurance Company in 2001 but prior to that, worked in the escrow department of an FNF attorney agent. Over the past 19 years, Nikki has managed several departments throughout the Property Insight organization, among them Customer Service, QA, Operations, Imaging, and Direct and Agency Title Production Support. Nikki has also served as Director of Data Operations at Black Knight, overseeing the National Assessor and Recorder departments. Just prior to taking over the reins at Property Insight, Nikki worked as a strategic initiative consultant for FNF.
Originally hailing from an avocado farm in California, Nikki ran competitive track and cross country at both Villanova University and Cal Poly San Luis Obispo. Two of her confessed loves are the beach and Christmas music. Nikki currently calls Winter Park, Florida home with her husband and daughter.
Vishal Ajmera | Vice President, Finance & Operations
Vishal is responsible for financial reporting, planning and analysis, and improving operational efficiency. He is a strong leader and has a unique balance of vision, planning and strategy. Vishal has served in a number of finance roles prior to joining Fidelity in 2017, where he gained invaluable experience. His 18-year work career ranges from Citigroup’s Real Estate division to Merrill Lynch’s Global Markets & Investment Banking group and leading the finance operation at Black Knight’s Data & Analytics division.
Vishal is a New York native and earned his degree in Finance from Stern School of Business at New York University. In his off hours, he enjoys reading, trying new vegan dishes, and spending quality time with his family.
Jennifer Pafford | Manager, Strategic Analytic Solutions
Jennifer brings more than 19 years of public record data experience to her role as Strategic Analytic Solutions Manager. Previously, Jennifer managed roles that streamlined tax processes, oversaw policy management, and managed multiple public record data operations for both the lender sphere and title operations. Currently, Jennifer’s role at Property Insight is to design non-traditional marketing and forecasting reports utilizing multiple data resources.
Jennifer enjoys the challenge of identifying solutions that provide value for Fidelity National Financial operations, advancing the organization as the industry leader for data and marketing. Coordinating a variety of teams within the FNF network enables her to deliver high quality results and value for the enterprise.
In her spare time, Jennifer enjoys reading historical novels and spending time riding bikes with her family.
Kim Martin | Vice President, Portfolio, Projects and Process Innovation
MBA, PfMP, PMP, CPM, Six Sigma Green Belt
Driving innovation, implementing improvements, and pushing initiatives to the finish line are a few of the day-to-day tasks that fall under Kim’s responsibility. Rejoining the Property Insight leadership team in 2018, Kim began the climb to formalize project and portfolio processes and challenge legacy systems and technology.
Initially joining Fidelity National Financial in 2006, Kim’s 10 years in local county government management in Seminole County, provided her experience in county system and data support. This assisted in the transition of her initial role at Property Insight as a project manager. Kim grew to manage the Project Management Office and Project Portfolio for Property Insight. When Property Insight moved to Black Knight, Kim served as the Chief of Staff for the Data and Analytics President and then the Vice President of Business and Risk Operation for the Black Knight Chief Technology Officer.
Travel and sports are Kim and her husband’s favorite hobbies. They have attended baseball games at all 30 of the MLB stadiums.
Deborah Horn | Strategic Title Initiatives
Strategic Title Initiatives is a broad title that allows Deb the ability to use her talent for creativity in tandem with her skill in concisely understanding the client’s needs. Coming from a varied career that includes assignments in sales, customer service and enterprise revenue, Deb is aware of what it takes to identify a need, create the action and deliverables to fulfill that need and ultimately generate the necessary ROI. Relying on a work ethic that was cultivated during her first career as a flight attendant, Deb credits her miles in the air to her drive to never lose focus until the last action item is completed.
Loving the creative freedom and opportunity to uncover value for her FNF clients is one of Deb’s favorite aspects of her role.
Raised in the Chicago area, Deb now enjoys the weather in San Diego that she calls home. Spending as much time as she can in the garden or running on the beach provides the balance so critical in today’s working environment.
Blane Gonciarczyk | Manager, TitleTax Operations
Blane began his journey in 1987 with the company that ultimately became Property Insight. He started as a Topographical Drafter, drawing scale maps on 11 X 17 Assessor’s Parcel Number maps for plant locating and posting. These maps were shared with Chicago Title, Ticor Title, and First American Title (members of the Orange County Joint Plant). He has worked with tract and parcel maps as well as complex legal descriptions for easements and lot line adjustments. Assisting with document posting to the property chain and Audit Master creation, he was promoted to supervisor of the Orange County Locating Department.
Blane’s strong work ethic and attention to detail resulted in his next promotion to TitleTax Department Manager. This department initially provided tax information for seven Southern California counties, exposed through outdated, legacy software. Learning as much as he could about the property tax business, Blane began to add new counties to expand the tax footprint, working closely with product leaders in designing the next generation technology for tax data.
Blane’s 30 years in the industry has supported his vision of expansion and excellence in providing title-grade tax products. Under his leadership, the still-growing TitleTax department has expanded to 50 counties in four states.
In Blane’s free time, he cheers for the Cleveland Browns football team.
Sam Williams | Vice President, National Plant Operations
Reviewing processes, procedures and systems to identify opportunities to increase productivity and quality are critical functions of Sam’s role. His team is responsible for FNF asset management with the directive of reducing cost, improving automation and elevating clients’ search experience. He is also focused on leading his team to successfully complete aggressive plant conversions scheduled over the next three years.With more than 25 years of title insurance experience, Sam understands clients’ needs and expectations.
Sam started in title production at Commonwealth Land Title’s Los Angeles office in 1986. He came back to the industry in the mid 1990’s in Colorado and, in 2008, was managing a centralized title production department for the Mercury companies when Fidelity acquired their Colorado operations. Before joining Property Insight, Sam served as Operations Manager of the Colorado Central Production Facility. As CPF manager, he oversaw title production processes including commitment production, closing support, and final policy’s for FNF operations in Colorado, New Mexico and Idaho.
Sam grew up in Southern California and relocated to Colorado in 1993. He plays ice hockey a few times a week and enjoys spending time and traveling with his wife, children, and granddaughter.
Daryl Dunnegan | Manager, National Title Policy Department
Daryl joined Property Insight as the National Policy Manager, bringing new ideas and energy to Fidelity’s massive data assets. Starting his career as a document filer for his grandmother’s abstracting company, Daryl continues to foster a “family owned” business approach and culture. With more than 15 years of experience in data analysis and title production operations, his focus is driven by customer requirements and next generation technology. Daryl believes that questioning the status quo is what leads to innovation.
Originally from St. Louis, Missouri, Daryl now resides in St. Petersburg, Florida with his fiancé and dog. His goal is to visit each of the continents and as many UNESCO world heritage sites possible. Outside of work and travel you may find him near or out on the water or willing his hometown Cardinals or Blues teams to victory.
Lisa Martin | Vice President, Title Strategy and Support
As Vice President of Title Strategy and Support, Lisa Martin strives to deliver an exceptional customer experience with Property Insight. Lisa believes the customer relationship is the most important priority in the departments she is responsible for. Managing Client Strategy, Specialized Services and Judgment Search Departments, Lisa puts the customer at the forefront of operations in the title industry’s evolving business environment.
Lisa has held many roles within the FNF family over the last 16 years, including Title Production Manager in Florida and National Title Audit. Her title career began in 1984 as an abstractor/examiner in Cincinnati.
When she's not solving the problems of the title industry, Lisa loves to travel and spend time with her grandchildren.
Matt Barbanera | AVP, National Client Strategy Department
As the head of Client Strategy, Matt brings 20 years of experience in the title industry, including title plant operations and client account management. He is focused on strategizing with FNF clients on new ways to leverage the plant and image resources managed by Property Insight. His passion is in developing winning strategies that enable clients to improve efficiency, streamline their operations and build a competitive advantage.
Prior to assuming his current position, Matt held the role of National Account Manager, Plant Operations Manager and National Support Manager for Property Insight since joining in 2006. He previously served as a Commercial Title Examiner for FNT FL Direct operations where he started while still in high school.
As a Florida native it is no surprise that Matt has a knack for saltwater fishing. On the other hand, when he’s not feeling the hot weather, Matt skates onto the ice rink where he plays hockey. He and his wife have three kids that cheer him on at his games.
Aaron Schuette | Manager, Data Analytics, Intelligence, and Risk Reduction (DAIR)
As manager of the Data Analytics, Intelligence, and Risk Reduction Division at Property Insight, Aaron Schuette leads a team whose passion is to drive innovation using data and technology. Aaron focuses on providing data and automation solutions that deliver extremely rich data with the highest quality standards while improving efficiencies and reducing cost.
Since joining Property Insight in 2010, Aaron has demonstrated a keen mind for absorbing information from all company channels (e.g., Imaging Solutions, Analytics, Development, Project Management, etc.) which has enabled him to propose and implement industry changing solutions. During his many years with the company, Aaron has helped to migrate multiple legacy data systems, developed new indexing logic to reduce cost to daily operations, and create enhanced integrity reporting to improve data quality.
Outside of work, Aaron stays busy in the lives of his family and is focused on building memories with them. He and his family enjoy serving at their church, participating in events their kids are involved in, and getting out into nature. One of their favorite things to do as a family is an annual camping trip. He also is a general sports enthusiast and baseball is his favorite sport (Go Cardinals!).
